The W Boston Residences recorded its latest sale, the 40th in the 123-unit building, located in the Theater District / Midtown neighborhood of Boston, on the edge of the Back Bay.

This was a one bedroom, one and ½-half bathroom, ~,1040 square foot home, located on the 16th floor. The purchase price was $770,000 and included one garage parking space.

Two condos have been sold in the W Boston Residences, located near the Boston Common, in Boston’s Midtown neighborhood.

The first was an ~857 square foot one bedroom, one and ½-half bathroom, 26th-floor home, selling for $900,000, or $1,050 per square foot.

The other was a ~1,972 square foot two bedroom, two and ½-half bathroom, 21st-floor home, selling for $1,620,000, or $865 per square foot. It included one parking space.

Thirty-nine condos have sold in the 123-unit building. Remaining units run from around $445,000 for a studio up to $2.34 million and beyond for large homes on the top floors.

A new closing has been recorded at the W Boston Residences, at the edge of Boston’s Back Bay / South End / Chinatown neighborhoods.

This was an 18th floor, one-bedroom, one and ½-half bathroom home with approximately 857 square feet of space. At a purchase price of $650,000, it sold for ~$758 per square foot.

This is the 37th closing in the 102-unit building.

Other homes are available including a studio on the 22nd-floor for $470,000 to a two-bedroom, two-bathroom home with ~1,794 square feet of space for $2,060,000.

The W Boston recorded its first sale in April but the seventh sale so far this year, according to the Suffolk County Registry of Deeds.

A penthouse level condo was sold for $3.2 million. The 28th-story home, approximately 3,082 square feet in size, has three bedrooms and 3 ½-half baths. The sales price is approximately $1,200 per square foot and included one deeded parking space.

This is quite a turn of events for the high-profiled project. Just last week, the developer reported sold the hotel portion for $89.5 million. The six sales that took place in March 2011 were the first of the year but momentum seems to be in its favor, now.

The 32nd unit in the new W Boston Residences closed earlier today. This brings the total closings to 26% in the 122-unit building. According to the sales team, several other units are under agreement or reservation.

Unit #17H sold for $630,000. According to the 12/11/2009 master deed, this is a ~1,040 square foot condo. This comes out to $605.77 per square foot. We will have to wait to see if this is completely accurate; the price seems awfully low.

There are at least six other units under agreement, according to our local MLS, three of which are scheduled to close in March 2011.
