			<content:encoded><![CDATA[<p>The latest S&#038;P / Case Shiller real estate index is out and it shows that the average condominium price in Greater Boston dropped 1.4% in September 2011 when compared to the month earlier.</p>
<p>Condominium prices remain 60% higher than they were in January 2000.</p>
<p>According to S&#038;P / Case-Shiller, condo prices in Greater Boston reached their zenith in October 2005, when prices were up more than 83% since the turn of the century.</p>
<p>The Case-Shiller index includes condo sales throughout the greater Boston area and is from September, so the data is not up to date. Other data collected by the Warren Group show different results.</p>

<p>Thoughts: Sorry, I missed a week&#8217;s worth of data. As you can see, new listings have gone up during the past two weeks as has under agreements but <strong>there are 25% fewer listings today</strong> than on this date in 2010. Average and median prices will fluctuate, I bet go lower, during the next four-to-six weeks due to increased activity in the &#8220;mid&#8221; range ($450,000 &#8211; $600,000).</p>

<p>The data is from November so it&#8217;s a bit out-dated. My best advice is to use this data along with that released by the Warren Group when trying to determine the state of the local real estate market. Warren Group&#8217;s data is up-to-date plus it breaks down Boston into neighborhoods, whereas S&#038;P / Case-Shiller is &#8216;Greater Boston&#8217;.</p>

<p>The latest <a href="http://www.bankerandtradesman.com/news142461.html">Warren Group</a> real estate report is out. It includes data for December 2010 as well as for the entire 2010 year.</p>
<p>Compared to 2009, the local real estate market improved greatly in 2010. While sales volume is down almost universally (especially since early 2010 numbers were inflated as a result of the federal government&#8217;s tax credit program), prices remain high. Stubbornly high, if you&#8217;re a buyer but encouraging news if you&#8217;re a seller.</p>
<p>Below, a breakdown of Boston condo sales by neighborhood. Two thirds (9 out of 13) neighborhoods saw higher prices in 2010 while Allston, Brighton, East Boston, and West Roxbury were the laggards.</p>
