There were 63 sales in February 2013 compared to 74 one year ago. Median price is up 12% to $700,000. Year to date, there were 135 sales versus 155 a year ago. Prices are up 1.67% for 2013 compared with 2012.

“Boston” for their purposes includes the West End, North End, Waterfront, Chinatown, Midtown, Back Bay, Beacon Hill, South End, and Fenway.

Compared to one year ago, February sales were up 50% in Allston, 233% in Brighton, 114% in Charlestown, down 33% in Dorchester, down 25% in East Boston, up 8% in Jamaica Plain, down 33% in Hyde Park, down 60% in Mattapan, up 50% in Roslindale, down 23% in South Boston, and up 80% in West Roxbury.

The latest data covers January 2013. Compared to a month earlier, Greater Boston condominium prices are estimated to be flat. Since January 2000, area condo prices have risen ~63.39%, down by 0.10 from December 2012 and up from 152.97 in January 2012.

Prices reached their most-millennium height in October 2005 when they were up an estimated 83.64% since January 2000. Since October 2005, prices were at their lowest in March 2009 and February 2012.
